Section 21s and Section 8s
As a landlord there are 2 main ways to regain possession of your
property under the 1988 Housing Act.
1)
Section 21: This gives the landlord the right of
possession without having to give any reason to the tenant once the fixed term
has expired.
2)
Section 8: This gives the landlord the right of
possession using certain prescribed grounds (these are listed in Section 2 of
the Act, and include such reasons as the tenant repeatedly failing to pay rent
on time, or not maintaining the property in a satisfactory manner.
